At Seven Estates we are committed to helping our clients sell their home as quickly and profitably as possible. To help do this we have put together the following step by step guide to help when selling your home.



Get in Touch with Us

The first step to selling your home is to get an up-to-date property valuation. Seven Estates provide free, no obligation market appraisals. If you’re happy with the valuation, we’ll draw up a contract specifying the full terms and conditions and we’ll both sign it.

Preparing Your Home

Preparing to show your home to buyers requires careful planning to make necessary repairs, clean everything well, ensure ‘kerb’ appeal and present an organized house. Your goal should be to make it easy for buyers to envision themselves living in your home.

Marketing Your Home

We’ll take professional photos, arrange floor plans and write an engaging description, before putting it live on portals such as Zoopla. Our distinctive board will be erected outside your property, and we will display your property on our LCD screens.

Viewing Appointments

Some sellers prefer to conduct their own viewings, others prefer us to carry them out. We will happily accommodate whichever route you would prefer to take. After the viewings have taken place, we will provide you with feedback and discuss the way forward.

Negotiating Offers

We will negotiate any offers on your behalf and update you straight away. That will include checking their financial situation as well as the position of any related sale. Once we have all the relevant information, we will be able to advise you how best to proceed.

Appointing Your Solicitor

You will need to choose a conveyancing solicitor to handle the legal work involved in selling a property. At Seven Estates, we work with some excellent solicitors and will point you in the right direction.

Progressing the Sale

Once you have accepted an offer, we will send a Memorandum of Sale to all parties providing the necessary details for the conveyancing process to begin. We will ensure that everything is kept on track and keep you updated throughout the moving process.

Exchanging Contracts

Once your solicitor is completely satisfied with all legal aspects of the transaction, they will ask you to sign your contract. Once this has been done, they will exchange contracts with the conveyancer acting for the buyer.

Completion

Completion is when the property changes ownership. Once your solicitors have confirmed that the money is safely in their bank account, they will contact us and authorise us to release the keys to your purchasers.
