  • Arranging viewings with prospective tenants. Obtain all
    relevant references
  • Preparation of an Assured Shorthold Tenancy Agreement
  • Collecting the first month's rent and dilapidation deposit
    prior to occupation according to the Housing Act 2004 Tenancy Deposit Scheme

LET & COLLECT

  • In addition to all the above services, we will also collect and forward rent every month.


FULL PROPERTY MANAGEMENT AT AN INCREDIBLE 5%
This is the hands free option, we do everything. In addition to all the above services, we will:

  • Carry out quarterly inspections of the property and report to the Landlord
  • Deal with all maintenance problems During Tenancy, including contractor estimates and co-ordinating all minor repairs
    up to an agreed limit
  • Forward copies of all maintenance invoices
  • Inform the local authority and basic utility services of the change of occupancy (excludes telephonic services)
  • Serve relevant legal notices
  • Refund the tenant's deposit on expiry of tenancy, less dilapidation deductions if applicable
