If you are planning to move at some stage in the future, but don’t know exactly when, register your details with us and we’ll let you know when the right place becomes available. New properties can come on the market daily.

At Seven Estates we are committed to helping our prospective tenants rent a home as smoothly as possible. To help do this we have put together a quick guide to help when renting a home.

1. Get in Touch

If you see a property, we are advertising online that you are interested in, act quickly. There has been a significant rise in tenant demand with properties being reserved within 24 hours. Contact our office on 0116 254 8888 to have an initial discussion and answer a few questions.

2. View the Property

We will arrange for you to view the property and look around. This is your chance to get a feel for the space, condition and safety and ask any further questions.

3. Holding Deposit

If you want the property and want to secure it, we will ask for a one week holding deposit which is which is put towards your full months deposit that you pay when you move into a property.

4. Referencing

All applicants are required to provide their references within 48 hours of putting down a holding deposit. We require:

  • Two forms of ID (e.g. passport and driving license)
  • 3 payslips (monthly pay) or 4 payslips (weekly pay)
  • Bank statements
  • If self-employed – a letter from your accountant and the end of year certificate.
  • Landlord and Employer reference

This list isn’t exhaustive, and our team will review documentation not detailed above. Private landlords and agents are legally required to check the immigration status of all tenants, lodgers and any other adults who will be living in the property. The right to rent check must take place before the tenancy starts. You will be asked to provide documents to show you have the right to live in the UK, either permanently or temporarily.

Once we have all your documents, we will process them the same day and let you know whether they are acceptable.

5. Sign-Up and Move In

Before you move in, contracts will need to be signed. You will need to pay the balance of the deposit and one month’s rent in advance. At your ‘Move-In’ appointment we will go through several points such as the tenancy agreement, inventory, deposit protection through DPS etc ensuring that everything to do with renting a property is taken care of.

Tenant’s Responsibilities

Amongst the many responsibilities, tenants are obliged to pay their rent on time and must also pay all utility bills and council tax. It is the tenant’s responsibility to keep the property clean and tidy and have a duty of care towards neighbours and visitors.
